Multiple properties

One closing. Equity from the whole portfolio.

When you own several rentals with equity spread across them, a portfolio (blanket) loan can pull it out in a single transaction instead of a stack of separate refinances.

How a blanket cash-out works

A portfolio loan places one mortgage over multiple properties. The properties are appraised, their rents are combined, and the program evaluates coverage and leverage at the portfolio level. One note, one payment, one closing — and one wire of cash out.

Because the analysis is combined, a property with thin coverage can sometimes ride alongside stronger ones. That flexibility is the main draw for investors whose properties are uneven.

Trade-offs to weigh

Blanket loans are not automatically better than individual loans. Consider:

  • Release provisions: selling one property usually means paying down a set amount of the blanket loan. Know the release terms before you sign.
  • Cross-collateralization: all of the properties secure the whole loan, so trouble on one affects all of them.
  • Prepayment structure: many business-purpose loans carry prepayment terms. On a portfolio, that matters more because you are more likely to sell individual assets over time.
  • Program availability: there are fewer wholesale portfolio programs than single-property programs, and minimum property counts or loan sizes may apply.

Blanket or individual? A practical test

If you plan to hold the group as a unit for years and value simplicity, a portfolio loan can be efficient. If you expect to sell or refinance properties one at a time, separate DSCR loans often preserve flexibility. We will model both paths when we shop the scenario so you can compare them on the same page.

Broker, not lender. We arrange and shop business-purpose financing from wholesale lenders. Program guidelines, leverage limits and terms vary by lender and change over time; nothing on this page is a commitment to lend.

Common questions

How many properties do I need for a portfolio loan?

Minimums vary by wholesale program. Some start with a handful of properties; others require a larger count or a minimum total loan size. Tell us what you own and we will show which programs apply.

Can properties in different states be in one blanket loan?

Some portfolio programs allow multiple states and some do not. It is one of the first things we check when we shop your scenario.
