Strategy

Fund the upgrade that raises the rent.

Some of the best returns in a portfolio come from properties you already own. A cash-out refinance can fund the kitchen, the unit turn or the ADU that lifts rent — and stronger rent strengthens every future refinance.

Renovation as an equity strategy

An improvement that raises rent does two things at once: it increases cash flow and it supports a higher value. Use equity from the property (or from another one) to pay for the work, and you are converting dormant equity into productive equity.

Size the cash-out against today’s rent, not tomorrow’s

Here is the catch. The cash-out loan is underwritten on the rent and value at the time of the refinance — before the renovation. If you pull the maximum and the current rent is modest, the new payment may squeeze coverage while the work is underway. Build the plan around current numbers and treat the post-renovation rent as upside, not as the thing that makes the loan work.

  • Get contractor bids before you decide the cash-out amount
  • Add a contingency for cost overruns
  • Plan for lost rent if units will be vacant during work
  • Check whether the property’s insurance needs to change during construction

Pull from one property, improve another

The property with the most equity is not always the one that needs the work. Investors frequently refinance a paid-down, stable rental to fund a value-add project elsewhere. Each property is underwritten on its own merits, so the stable one carries the cash-out comfortably while the project property gets the attention.

Common questions

Do DSCR cash-out loans restrict how I use the money?

Business-purpose cash-out proceeds are generally available for business uses such as renovating or acquiring investment property. They cannot be used for personal, family or household purposes under the programs we arrange.

Will the lender use the after-renovation rent?

Usually not for the refinance happening before the work. The loan is underwritten on current rent and value. Once the work is done and rent rises, a later refinance can reflect the improvement.
