Recover your cash

Paid cash to win the deal? Get it back.

Cash offers win properties. Delayed financing lets you replace that cash with a DSCR loan shortly after closing — so your capital is ready for the next offer instead of sitting in one house.

How delayed financing differs from a cash-out refinance

A standard cash-out refinance usually requires a period of ownership before a lender will use the current appraised value. Delayed financing is an exception that some wholesale programs allow for properties bought with cash. Instead of waiting out the seasoning period, you document the cash purchase and refinance soon after closing.

The trade-off: delayed financing is typically limited by what you actually put into the property. Rather than borrowing against a fresh appraisal with no strings, the loan is usually capped by your documented purchase price and allowable costs, as well as the program’s loan-to-value limit.

Documentation that makes or breaks it

Delayed financing is a paper-trail product. Expect to show:

  • The final settlement statement from the cash purchase, showing no financing was used
  • Where the purchase funds came from — if they were borrowed (for example from a line of credit), that debt may need to be repaid from the proceeds
  • Title vested the way the new loan requires, which matters if you bought in one name and want to finance in another
  • Lease or rent analysis showing the property supports the new payment

When it is the right move

Delayed financing fits investors who are using cash as a negotiating tool and want to recycle it quickly. If you have also renovated and the value has climbed well past your purchase price, a standard cash-out after seasoning may let you pull more — at the cost of waiting. We can lay out both timelines so you can decide which one serves the plan.

Common questions

How soon after a cash purchase can I use delayed financing?

Programs set their own windows. Some allow delayed financing very soon after closing; the key is that the purchase was documented as all-cash and the paper trail is clean.

Can I include renovation costs in delayed financing?

Some programs consider documented improvement costs and some do not. If your plan involves meaningful rehab, we will compare delayed financing to waiting for a standard cash-out based on the after-repair value.
