Cash-out refinance, underwritten on rent.

A DSCR cash-out refinance replaces the existing loan on a rental with a new, larger loan — and hands you the difference. The rent qualifies the new payment. The equity becomes capital.

The mechanics in one paragraph

You own a rental worth meaningfully more than you owe on it. A wholesale lender appraises the property, applies its maximum cash-out loan-to-value, and sizes a new loan inside that ceiling. The new loan pays off the old one, covers closing costs, and the remainder is wired to you or your entity. If the property is free and clear, the entire new loan (minus costs) is cash out.

Two ceilings decide how much you can pull

Every DSCR cash-out runs into two limits, and the lower one wins.

  • The value ceiling: the program’s maximum loan-to-value for a cash-out refinance, applied to the appraised value. Cash-out programs typically allow less leverage than a purchase or a rate-and-term refinance, and the ceiling can tighten for smaller loans, certain property types or lower credit tiers.
  • The rent ceiling: the largest loan whose payment still meets the program’s minimum DSCR. A property with modest rent can hit this limit before it ever reaches the value ceiling.

Why investors use it

The most common reason is acquisition: pull equity from a property that has appreciated or been paid down, and use it as the down payment and reserves on the next rental. Others use it to fund a renovation that will raise rent, to consolidate short-term debt, or to reposition from a high-cost bridge loan into long-term financing.

Cash pulled out through a refinance is loan proceeds, not income, which is part of why investors favor it over selling. Talk to your tax adviser about your situation — we are not tax professionals and do not give tax advice.

What to have ready

The faster we can see the full picture, the faster we can tell you which wholesale programs fit. A clean scenario usually includes:

  • Property address, type and an honest estimate of current value
  • Current loan balance and lender statement, or confirmation it is owned free and clear
  • Lease agreement(s) or, for short-term rentals, booking history
  • Insurance declarations page and the annual property tax amount
  • Entity documents if title is held in an LLC
  • What the cash is for — the plan shapes which programs make sense

Broker, not lender. We arrange and shop business-purpose financing from wholesale lenders. Program guidelines, leverage limits and terms vary by lender and change over time; nothing on this page is a commitment to lend.

Common questions

How much cash can I take out of a rental with a DSCR loan?

The amount is the lower of two limits: the program’s maximum cash-out loan-to-value applied to the appraised value, and the largest loan the rent can support at the program’s minimum DSCR. Your existing balance and closing costs come off the top.

Is a DSCR cash-out refinance taxable?

Loan proceeds are generally not treated as income, but tax treatment depends on your situation. Consult a qualified tax professional; we do not provide tax advice.

Can I do a cash-out refinance on a property I just bought?

Possibly. Many programs require a minimum ownership period before they use the new appraised value, while some allow delayed financing shortly after an all-cash purchase. See our seasoning requirements page for how this works.
