The second R in BRRRR is where the money comes back.

Buy, Rehab, Rent, Refinance, Repeat. The refinance is the hinge of the whole method: it turns a renovated, rented property into long-term debt and returns your capital for the next acquisition.

Why DSCR loans pair naturally with BRRRR

BRRRR investors usually buy with cash or short-term rehab financing, renovate, and place a tenant. At that point the property has a new, higher value and a lease — exactly the two things a DSCR program wants to see. Because qualification is based on rent rather than personal income, an investor running several projects is not penalized for the way their tax returns look.

Plan the refinance before you buy

The most expensive BRRRR mistake is discovering the refinance terms after the rehab is done. Work backward from the exit:

  • Estimate the after-repair value conservatively, using sold comparables rather than list prices.
  • Apply a realistic cash-out loan-to-value to that value to see the loan size you can expect.
  • Check that the expected rent supports that loan at a healthy DSCR — our calculator does this.
  • Confirm the seasoning rules for the programs you are likely to use, so your short-term loan term covers the wait.
  • Budget for the appraisal coming in lower than hoped.

Seasoning: the timing piece

Many wholesale programs require a minimum period of ownership before they will lend against the new appraised value rather than your purchase price. Others will consider documented renovation costs earlier. Seasoning rules are the single biggest variable in BRRRR timing; we explain them in detail on the seasoning requirements page.

Repeat, with a better map each time

Once you know which programs fit your property types and markets, each cycle gets faster. We keep the details of what worked so the next refinance starts from a known path instead of a blank page.

Broker, not lender. We arrange and shop business-purpose financing from wholesale lenders. Program guidelines, leverage limits and terms vary by lender and change over time; nothing on this page is a commitment to lend.

Common questions

Can I refinance a BRRRR property before the tenant moves in?

Most DSCR programs want a lease in place or a market rent analysis, and some treat vacant properties more conservatively. A signed lease generally makes the refinance smoother.

What if the appraisal comes in low on my BRRRR refinance?

A lower value shrinks the cash-out loan. Options include leaving more equity in the property, challenging the appraisal with better comparables, or waiting for more seasoning. Planning with a conservative value avoids most surprises.
