How this calculator works

DSCR is monthly rent divided by the full monthly housing payment: principal and interest on the new loan, plus one-twelfth of annual property taxes and insurance, plus monthly HOA dues. The principal and interest figure uses a standard fully amortizing payment based on the loan amount, rate and amortization term you enter.

The “leverage ceiling” works the formula backward. It takes your rent, subtracts taxes, insurance and HOA dues at the target ratio, and converts the remaining payment into a loan amount at your rate and term. It shows only the rent side of the limit; the value side (appraised value times the program’s maximum cash-out loan-to-value) is a separate cap, and the lower of the two applies. For illustration only. This is not a loan offer, a rate quote or a commitment to lend. Qualifying rent, taxes and insurance are determined by the wholesale lender during underwriting.
