What we focus on

Plenty of companies will quote you a mortgage. Fewer will sit with your schedule of real estate owned and ask the strategic question: which property should carry the cash-out, how much should it pull, and what does that do to the next purchase? That is the conversation we are built for.

We work exclusively on business-purpose financing for non-owner-occupied investment property — single rentals, small multifamily, short-term rentals and portfolios, held personally or in an entity. We do not arrange loans on homes you live in.

How we work

We are a mortgage broker, not a lender. We arrange and shop financing from wholesale lenders whose business-purpose programs fit your property and plan. The wholesale lender sets its own guidelines, underwrites the file, approves it and funds the loan. Our job is to understand the scenario, find the programs that fit, explain the trade-offs honestly and manage the process to closing.

• Plan first. Every scenario starts with what the cash is for.
• Both ceilings, every time. We size cash-out against value and rent so there are no surprises after the appraisal.
• No rate teasers. We do not advertise pricing because it depends on your specific scenario. You will see real, written options before you commit.
• Plain disclosure. Costs, broker compensation and prepayment terms are laid out in writing.
